Harry moved to Osceola County from Chicago in 1989 after graduating from Illinois State University with a degree in Finance. He began his career in banking and mortgage lending at First Federal of Osceola that same year. In 1994, Harry started Butler Mortgage with co-owner, Howard Chanin. Harry believes in “hands-on,” personal attention to each mortgage customer to ensure success and quality service. He also enjoys working with professional real estate agents who understand that through their partnership they can work to get the best result for their customer. Agents and customers alike all appreciate Harry for his knowledge, creativity, and honest respect for their needs.
Peter Grazzini, Loan Officer

Born in Niagara Falls, New York, Peter Grazzini has had a good old fashioned respect for hard work in several different careers, most notably as founder and owner of the famous PG’s Wings in Kissimmee. After selling his restaurant in 1987, he became a mortgage loan officer and has utilized that position to continue his good natured friendship with the people of Osceola County. Peter has been a “Loan Officer of the Year” three times while at Butler Mortgage since 1994 and continues to be one of the most knowledgeable and “fun to work with” loan officers in the mortgage business. While, Peter calls himself the “Senior” loan officer, the rest of the staff has difficulty keeping up with his energy and enthusiasm. Peter’s wife, 2 adult children and 7 grandchildren help bring that energy and joy to his life.
Stuart Adkins, Loan Officer

Stuart grew up in Wisconsin, but settled in Lakeland, Florida after school. While living in Polk County, Stuart has specialized in mortgage lending in Osceola County since 1987 and has been with Butler Mortgage from the start in 1994. A 4 time “Loan Officer of the Year” winner, Stuart has shattered records once thought unimaginable. Real Estate Agents, builders, and customers all find Stuart easy to work with and his knowledge of available mortgage products is second to none. Away from the office, Stuart enjoys boating, paintball, and is an avid car and motorcycle enthusiast.
Charlene Sims, Loan Officer

A Butler employee since 1997, Charlene is experienced in all facets of the mortgage lending business. In fact, she has endearingly been called the “guinea pig” since she is always willing to try something new or attempt difficult loan programs. This willingness to “try anything” makes Charlene a valuable asset to customers and Real Estate Agents alike. Her specialty areas include first time homebuyer, construction perm, and vacant land financing. Having worked for a title company for 7 years and a local builder for 6 years gives Charlene a unique insight into the entire process that a mortgage customer faces and is what makes her one of the most popular loan officers. Charlene lives in St. Cloud and enjoys snow skiing, gardening, and bike riding.
Lori Smith, Loan Officer

Having worked for Butler Mortgage since 2002, Lori Smith has a simple vision. “I want to educate and make customers for life” she says. Lori knows that a return customer is “the icing on the cake” and that is why she works so hard to put the mortgage process into layman’s terms. “I won’t let a customer leave my office with a ‘deer in the headlights’ look,” she continued. She understands how difficult, and stressful, the loan process can be, especially for first time homebuyers, and doesn’t want any customer to ever feel intimidated by that process. Lori’s greatest thrill comes from attending closings and watching the buyer receive the keys to their new home. A resident of St. Cloud for 33 years, Lori enjoys spending her spare time with her husband and 4 children.

In Diane’s first month in 2004, she was given the book Raving Fans and chose not only to read it, but to incorporate its principle of excellence in customer service into everything she does. Having worked in real estate for 8 years, Diane understands how important the professional relationship between an agent and loan officer is to making an enjoyable and hassle-free experience for everyone involved. An Air Force veteran, Diane develops detailed plans of action for every customer who walks through her door and is able to do so in a friendly way that leaves them comforted by her knowledge base and attention to detail. She is technologically savvy and enjoys using every avenue available. Her specialty areas include Internet based clients, Foreign Nationals, and Commercial lending, but is well-versed in all types of mortgage lending.
Betty Cleveland, Loan Officer

Betty is a native Central Floridian and as a result, is extremely familiar with growth and development patterns in our community. Having worked for the Human Resources department of a fortune 500 restaurant company in Orlando, Betty has honed her interpersonal skills over the years and knows the right questions to ask to get the best possible mortgage loan for her customers. She has been a loan officer for 5 years and can work on every possible mortgage type for every possible property type. Betty enjoys spending time with her husband and daughter and caring for animals.
Victor Jimenez, Loan Officer

Having successfully worked in the real estate profession for 5 years, Victor came to Butler to launch a new chapter in his sales career. Victor has had great experience in the investment property market and therefore brings keen insight and can offer valuable advice to those seeking to purchase homes for investment. Victor is also fluent in Spanish and has lived in Osceola County for 16 years. When not at work, Victor enjoys tinkering with cars, but his primary focus is spending time with his family.
Horacio Toledo, Loan Officer

Born in Havana, Cuba and raised in San Juan,
Puerto Rico, Horacio settled in Central Florida
in 1979 after obtaining a degree in Business
Administration from Defiance College in Ohio.
He started his banking career working for Sun
Bank as a Loan Officer and Assistant Manager
then moved on to Barnett Bank as a Manager. He
developed a reputation for honesty and respect
for both the customer and the professional real
estate agent and works hard to ensure that there
are no unpleasant “surprises” at loan closings.
Horacio is fluent in both English and Spanish
and when not at work, he enjoys sports,
landscaping, and spending time with his family
and friends.
